Lakeside Village at Andersen Springs occupies the other side of the lake from Lakeshore at Andersen Springs. The complex features a tennis court, spa and two community pools. Another unique feature is the lakefront stores and restaurants on the opposite side of the lake, all within walking distance. Within minutes is the newer 202 freeway and Chandler Fashion mall.

Close to everything in Chandler

The central location of Lakeside Village is a major benefit. Just down the road on Andersen Blvd. is the Arrowhead Meadows Park and aquatics center. Of the more than 50 parks in Chandler, Tumbleweed Park and Recreational Center is one of Chandler’s largest and best parks, located at 2250 S. McQueen at the southwest corner of McQueen and Germann Rd. The Recreation Center features an indoor track, a gymnasium, raquetball courts, a fitness center and exercise rooms, computer labs, and art and ceramic studios.

The Tumbleweed Recreationa Center is packed with activities, classes, programs and fitnees factilites. The daily resident adult fee is $4.00, $5 for non-residents. A monthly pass for residents is $30, and $38 for non-Chandler residents. Children and, youth and teens are less. The 6,000+ sq.ft. fintess center features 46 pieces of cardiovascular equipment. The 1/10 mile indoor running track loops around the second story of the facility. Two basketball courts are on the lower level as well as raquetball courts. The Tree House is available for children 1 – 7 for up to two hours at an additional fee.

The center hosts a variety of classes, camps, and programs for kids and families, including acting classes, arts and crafts, babysitting training and CPR certification, chess, cooking, hip hop, beginner/preschool tap and ballet, preschool tumbling, jazz, drawing, Spanish, racquetball, yoga, parent/child Spanish, parent/child music and movement, Club Pee-Wee, and computers.

The Chandler Tennis Center has 15 lighted tennis courts, and offers leagues, lessons, tournaments, private instruction and more. Daily court fees for 1.5 hours of play is $2.50, and $3.5 after 5 p.m.

Playtopia is a 2.5 acre picnic and playground section of Tumbleweed Park. Within Playtopia are different theme based play areas such as Farm Land, City Land, and Critter Land.

The Tumbleweed Park pavilions and ramadas are perfect for large gatherings with nearby barbeque grills, sand volleyball and horseshoe pits and restrooms. The ramadas are available by reservation and can accomodate groups that range in size from 15 up to 320 people.

Tumbleweed Park is a spacious and well maintained facility with plenty to do for all ages with great facilities for family or group get togethers. Gilbert, Chandler and Mesa boast Waterfront Trail Systems

An almost hidden feature of Gilbert, Chandler and Mesa is the recreational trail system that has been developed along the canals that have been in the east valley longer than 99% of the homes. The Consolidated Canal, 18 miles long runs thr0ugh Mesa, Gilbert and Chandler and dates back to 1891. The development of recreational paths along SRP canals has become an attractive amenity in many cities. Bikers and joggers will be most familiar with the paths since they offer a welcome alternative to narrow sidewalks, inattentive passing cars and frequent crossings at stop lights. Websites that cater to runners and joggers even calculate the mileage between beginning and ending points along different canals. Gilbert Trails and Canal System

Much of Arizona’s history is tied to water and the distribution of this valuable resource. Canals were an integral part of the early infrastructure. The canals in Gilbert serve as boundaries for those areas that have SRP water rights in the town. It is natural that the bike, walking and equestrian pathways would follow these natural landmarks.

In Gilbert, the Western Canal Powerline /Sun Circle Trail runs east and west, connecting Big League Dreams, the Riparian Preserve, Freestone Park and the McQueen District Park in a 8.5 mile stretch. It continues west into Chandler and also Tempe. Anyone looking for a peaceful bike ride or jog will find this trail enjoyable and with much less congestion than a street sidewalk with cars racing past at 40 miles/hour.

Gilbert Parks and Recreation Facilities Guide

The Consolidated Canal was initially conceived by Dr. A. J. Chandler and started in 1891. The Consolidated Canal Trail currently run 18 miles in a north and south

orientation through Mesa, Gilbert and Chandler. In the 1980’s the trail became popular with walkers, joggers, and bicyclists. Federal grants and city funds have transformed this dirt path into a lighted multi-use trail.

In Chandler It’s the Paseo Trail

In Gilbert it’s called the Heritage Trail, but cross over into Chandler and now the multi-use trail alongside the Consolidated Canal is the Chandler Paseo Trial. This 6.5 mile trail is a 10 foot wide pathway on the eastern side of the canal. The western side is unimproved that can be used for horseback riding or bicycling. Currently the trail starts at the Tibshraeny Family Park in north Chandler which provides parking and restrooms. The trail heads south past The Springs and crosses the 202 freeway.

More parking and access to the Paseo Trail is found at Tumbleweed Park and Recreation Center. It’s course continues south passing by Pinelake Estates, a popular waterfront community. The trail currently ends at Riggs Rd although future plans include a southern trailhead near Arizona Ave. and Hunt Highway.

Chandler boasts more lake communities than any city in the Phoenix valley

If you count the individual Chandler waterfront communities, you’ll easily be in excess of 25 Chandler lake communities. Many of them are part of the overall Ocotillo Community Association. Many of these are well know Ocotillo lake communities such as Balboa Point, Embarcadero, Cantabria Shores, Bridges at Ocotillo The Vista at Ocotillo, The Penisula, and Crown Point. The Ocotillo Community Association

The Ocotillo Community Association deserves special notice since it has such a significant impact on south Chandler. While many community associations are mainly residential in nature, the Ocotillo Community Association includes over 1,900 acres and its members include residential communities and commercial and business, recreational, apartments and retail.

It was necessary for Fulton Homes to reduce its prices and focus on smaller floor plans. This is an attractive community with excellent proximity to amenities and the freeway.

Lagos Vistoso, a newer lake community in Chandler has a high number of waterfront homes compared to the total homes in the subdivision. Lagos Vistoso Homes for Sale The lakes in Lagos Vistoso are some of the more narrow of valley lake communities, with typically 70 from one shore to the opposite shore, a disadvantage in my opinion.

Not all Phoenix suburbs are recovering the same

Phoenix area cities have different recovery patterns

The graph to the left shows the the monthly price per square foot of sales for the last 10 years for Gilbert and Chandler. A good opportunity to see where we are compared to pre-bubble sales activity. The twin cities of Gibert and Chandler have similar trends for the last 10 years. Current price per square foot is similar to 1993 levels. Do other Phoenix area cities have similar patterns?

Comparing Gilbert and Chandler to some west valley cities

Two other west valley cities; Avondale and Goodyear are still at $/sq.ft levels below 2000 levels. Goodyear showed price appreciation levels similar to Gilbert before the bubble; however, after the peak Goodyear’s prices fell further and have stabilized at a lower level. Does this mean there is more upside for those cities or is this an indication of the strength or intrinsic value of real estate of each city or town? Another variable cannot be overlooked is the impact of bank owned and short sales. Especially the newer cities that experienced tremendous growth during the 2003 – 2007 have been more exposed to distressed sales which has caused greater downward pressurre on prices after the peak. The chart to the left shows percentage of distressed sales; bank owned and short sales, for the month on January 2010. Active adult / retirement communities such as Sun Lakes, Sun City West and Sun City have experienced fewer distressed sales and at the same time have faired better in the price recovery after the peak. Of the four cities we compared at the beginning of this post, both Gilbert and Chandler do have lower distressed sales percentages than Avondale and Goodyear, at least for January 2010.

This is NOT your typical hamburger place!

It was quite the irony today. I knew I wanted to visit the Heart Attack Grill since I’ve never been there before and have read a lot about it online. And I’m always looking for good content for my blog. My wife was supportive and up for something new and on the way brought along the special health issue of AZ Get Healthly. On the way she was reading aloud inspiring stories of healthly people and articles such as “20 foods you should be eating”. But here I am dragging her off to a restaurant that right on the front door states “This establishment is bad for your health” and boasts that their fries are deep fried in pure lard. I hope she forgives me!

You have to admire the Heart Attack Grill for being true to their brand in this health conscious culture. They do not offer any diet drinks and all hamburgers come with a patty of cheese, and unlimited french fries fried in lard. I was afraid I would have a heart attack just reading about the menu. When you walk in you are greeted by a waitress in a nurse uniform and clothed in a hospital gown and given a wrist band that says “I had a BYPASS at the HEART ATTACK GRILL”. If you weigh over 350 lbs. you eat for free. You don’t feel too stupid because everyone else is waling around in a gown. This is not your typical burger place. You’ll never ever visit anything like it any place else.

I must admit that I went back more than once for fries while we were waiting for our hamburgers, single bypass of course. I was also watching the cooks to see if anyone was brave enough to order the quadruple bypass burger so I could take a picture, but no luck. As you can tell by my repeated trips, I liked the fries even though I kept thinking “This is soooooo unhealthy.” The hamburger was also very good and at the end I almost fell into a guilt ridden stupor of thought about how many minutes I need to be on the treadmill to redeem myself of this impulsive indulgence.

This past week a client from New York came into town to see Gilbert and Chandler waterfront homes for sale. Gilbert and Chandler have the most lake communities in the Phoenix area, so it was the best place to begin. Our focus was on waterfront homes ideally under $300K in the east valley. In that price range, waterfront communities such as The Springs, Lagos Vistoso, Stonebridge Lakes, Lago Estacia and Pecos Ranch offer the best selection. The most impressive house during our day of looking at homes was a remodeled waterfront home in The Springs in Chandler
