Chandler boasts more lake communities than any city in the Phoenix valley

If you count the individual Chandler waterfront communities, you’ll easily be in excess of 25 Chandler lake communities. Many of them are part of the overall Ocotillo Community Association. Many of these are well know Ocotillo lake communities such as Balboa Point, Embarcadero, Cantabria Shores, Bridges at Ocotillo The Vista at Ocotillo, The Penisula, and Crown Point. This post will give anyone interested in Chandler waterfront homes a good overview of the available options.

The Ocotillo Community Association

The Ocotillo Community Association deserves special notice since it has such a significant impact on south Chandler. While many community associations are mainly residential in nature, the Ocotillo Community Association includes over 1,900 acres and its members include residential communities and commercial and business, recreational, apartments and retail.

Many of the communities are beneficiaries of the views provided by the Ocotillo Golf Resort and surrounding lakes. This Top 50 Golf Resort as rated by Golf World Magazine 2009, provides lush green fairways next to man made lakes where residents enjoy scenic views.

In 2007, lots in The Islands at Fulton Ranch around 6/10’s of an acre sold for $550,000 to $625,000. In the first half of 2010, two custom built homes of 5,859 sq.ft. and 6,206 sq.ft. in the same subdivision sold as short sales for $950,000 and $1,150,000. It was necessary for Fulton Homes to reduce its prices and focus on smaller floor plans. This is an attractive community with excellent proximity to amenities and the freeway.

Pinelake Estates Lake Community

Built between 2003 and 2005, Pinelakes Estates features homes built by Trend, Shea, Schuler and D.R. Horton. Being less than 10 years old, Pinelakes Estates homes also have a more updated and contemporary feel.

The community also never received the memo that said you had to use palo verde and mesquite trees in the common area landscaping so much of the scenery utilizes pine trees, a welcome change to the typical desert landscaping in many developments. Lagos Vistoso, a newer lake community in Chandler has a high number of waterfront homes compared to the total homes in the subdivision. Lagos Vistoso Homes for Sale The lakes in Lagos Vistoso are some of the more narrow of valley lake communities, with typically 70 from one shore to the opposite shore, a disadvantage in my opinion.

The Watermark at Ocotillo joins other Ocotillo master planned communities such as Monterey Bay, Cottonwood Springs, Cantabria Shores and other highly regarded Chandler neighborhoods as part of the desireable Ocotillo waterfront communities. Those who work at Intel and other high tech companies will cherish the close proximity and almost non-existent commute. A little over 3 miles away is the 202 freeway offering easy access to the rest of the Phoenix valley, with the Chandler Fashion Mall less than 5 miles from the Watermark at Ocotillo waterfront community. Homes in Watermark at Ocotillo range in size from 2,600 to 4,400 sq.ft. and 20 lakefront homes.

A Camelot Community at Watermark at Ocotillo

The homes in this Chandler lakeside community were built in 2006, a time when a homes were being sold for $700K – $900K. For example, a single level floorplan with 2,848 sq.ft. sold for $750K in 2007. Now many of the homes for sale are short sales, a result of the recent decline in home values.

The community is one of the smaller waterfront communities with less than 60 homes. Have You Ever Wondered About Those Ocotillo Lakes?

Ocotillo neighborhoods in Chandler are known for their lakes and waterways but do you know what goes on behind the scenes to keep the lakes functioning? The picture to the right is one of 15 pumping stations that keep the water recirculating, moving from lake to lake, and irrigating over 1,900 acres. But where does the water come from? How many gallons per day are used to irrigate and maintain the Ocotillo Community? What keeps the water from seeping into the ground beneath the lakes? What species of fish are stocked in the lakes and what purpose do they serve? Ocotillo Community Association – The Largest Reclaimed Water Consumer In The Southwest

The Ocotillo Community Association is the largest user of reclaimed water in the southwest creating 167 acres of lakes and over 17 miles of shoreline. During the winter when usage is at its lowest, 2 million gallons per day are used to irrigate the community landscaping. During the summer, when evaporation is high and watering needs increase, the usage can climb to as high as 8 million gallons per day. The water is supplied by the nearby City of Chandler Water Reclamation Facility.

The lakes in the Ocotillo community have a maximum depth of 10 – 12 feet. A concrete shore or lining surrounds the lakes and extends approximately three feet into the water. The lakes have a rubber lining on the bottom which help to eliminate seepage and water loss. Many people also believe that the Ocotillo Community Association only includes residential subdivisions. The attached map shows the boundaries which includes the Ocotillo Golf Resort, apartments, businesses, office sites, retail as well as residential neighborhoods. The Ocotillo Lakes area has great proximity to many nearby amenities.

A Balanced Eco-System

The lake system utilizes specific breeds of fish to control insects and algae. Israeli carp are used to control grass and algae, Tilapia assist with algae control and also provide water fowl a source of food. Goldfish help control mosquitos, while catfish eat dead fish carcuss and are popular among fishermen. The many fountains throughout the lake commuity aerate the water adding oxygen which is necessary for fish to survive.

Waterfront home incremental market value

I received a call from another agent asking what the incremental market value was of a waterfront or lakefront home versus a similar home not on the water. In many of the tax records, it discloses a premium paid by the original owners. The initial lot premium for a waterfront lot charged by builders in The Islands and Ocotillo Lakes might range from $30,000 – $45,000, which represented more than 10% of the initial home cost. While the builder was able to charge a premium for the lakefront lot, it would be interesting to know how the resale market values a waterfront home.

Comparing resale values of waterfront homes versus homes not on the water

First of all, it was necessary to choose lake subdivisions where there were enough sales of each type of property. It would have been ideal to find the exact home on the lake with the same upgrades and floorplan as a home not on the lake that sold in the same month, but things arent’ that easy. I ultimately chose Octotillo Lakes in Chandler and The Islands in Gilbert for the waterfront home premium analysis, and used the home sales as reported in the Arizona Regional Multiple Listing Service for 2008. Last year the average Ocotillo Lakes waterfront home sold for $568,189 while non-waterfront homes sold for $378,215, but waterfront homes tend to be larger in size. For Ocotillo Lakes, the average waterfront home was 2,928 sq.ft. and sold for $193/square foot. Non-waterfront homes had an average square footage of 2,505, and sold for $150/square foot. It seems to me that the best comparison is that of price/square foot,although not a perfect comparison. In Ocotillo Lakes, the average waterfront home sold for $43/sq.ft more than the average non-waterfront home in the same area. The math says that for a 2,500 sq.ft. house, being on the water resulted in a sale price of $107,500 more than its’ off water counterpart. For The Islands in Gilbert, the average sales price/square foot for a waterfront home for 2008 was $165/sq.ft. with an average home size of 2,312 square feet. A home in The Islands not on the water sold for $127/sq.ft. and was 2,012 square feet. So the waterfront premium for the The Islands was $38/square foot.

It should come as no suprise that waterfront homes command a premium, but as shown above that premium will vary by subdivision. It also appears that the initial investment made by the buyer was wise and they enjoyed a good return on the waterfront lot premium. Relocation clients make their home in Ocotillo Lakes

When the assistant editor of FrontDoor.com, which is sponsored by HGTV, contacted me wanting to interview a client that had purchased a Phoenix waterfront home, I knew Kim would be a perfect candidate to articulate the desireability of a waterfront home. Their family had relocated from California for a job transfer. It became apparent very quickly that in addition to a desireable floorplan, good schools and accessibility to shopping and freeways, a waterfront home in Ocotillo Lakes was at the top of the list.

Here’s how Kimberly explained it to Shannon Petrie of FrontDoor.com:

The Lakefront Experience: Privacy and Atmosphere

“When Kimberly Abbasi, her husband and two daughters moved from California to Arizona, they wanted more from their home than a typical neighborhood could offer them. “We were looking for a place with ambiance and a view rather than just a fence around us,” she said.

The family found what they were looking for in a lakefront home in the Ocotillo Lakes area of Chandler, Ariz. With their only neighbors situated across the lake from them, they enjoy a sense of seclusion not found in just any neighborhood. “It gives a sense of privacy compared with a community where you have neighbors right on top of you,” Abbasi said.

Living on the lake in Arizona comes with other perks as well. Being surrounded by water makes sweltering Arizona summers seem a bit cooler, and lake activities like paddleboating allow the family to bond with their neighbors.

As part of a lakefront community, the homeowners association has certain guidelines for maintaining the property, but Abbasi was already accustomed to these kinds of guidelines from her community in California.

“I’m so glad we waited until we could get a house on the lake. I don’t think we would have been nearly as satisfied anywhere else,” she said.”
