A Phoenix water ski home or lot is a unique type of Arizona real estate. Man made with one of Arizona’s most precious resources there are only 6 water ski communities in the valley. Right now we’re going to look at a recap of the activity and sales of homes and lots during 2009 and year to date in 2010.

Sales Recap for 2009 and 2010 year-to-date

Lot sales of water ski property during the last 16 monts occured in four communities; Santan Lakeside, Lakeside Ski Village, Spring Mountain and Buchli lake. Two of them were bank owned/REO. In the west valley, 3 Spring Mountain Ski Ranch lots transferred ownership. One of them in Spring Mountain Ski Ranch was a bank owned property that sold for $100K in April 2009. Just down the road in Lakeside Ski Village, there was 1 lot transfer at the end of of 2009 for an undisclosed amount.

Water Ski Lake Homes for sale in Lakeside Ski Village

In the east valley ski communities, Santan Lakeside Estate and Buchli Lake each had lot sales. The Santan Lakeside Estates lot 17, sold for $312,500 in March of 2010. Further east, in the Queen Creek area at Buchli Lake, 1 lot sold for $250K in July of 2009.

Homes sales in Phoenix valley Water ski lake communities

Two of the three water ski waterfront home sales were distressed property sales; one bank-owned and a short sale. There was one sale each in Crystal Point, Playa del Rey Estates, and Santan Lakeside Estates. In April, 2009, a waterfront short sale property in Playa del Rey Estates with 5,410 sq.ft built in 2006 sold for $750,000. In November, 2009 , a 3,366 sq.ft. home in Crystal Point sold as a traditional sale for $1,000,000 to an out of town buyer. The bank owned waterfront ski lake home in Santan Lakeside Estates sold in November of 2009 for $1,010,000. It was 6,875 sq.ft. with a garage space for 6 cars.

Santan Lakeside Estates – Bank owned lot for sale in Gilbert Ski Community

New REO lot comes on the market in Santan Lakeside Estates and sells in 1 month

Lot 17 on the west side of the ski lake at Santan Lakeside Estates just came on the market the last week of February bringing the total lots for sale to 3. The other available lots are 3 and 17. Many water ski enthusiasts and owners will be watching this specific transaction as it will aid in determining the current market value of a Phoenix valley water ski lot. So how did they set the list price for this ski lake lot at $340,000? My opinon? You have to go back to 2009 when lot 13, previously a bank owned lot was initially listed for $480K. After periodic price reductions that are consistent with bank owned property, the list price eventually reached $399K, an offer for $340K was accepted and closed in August 2009. When that is the only comparable sale, it makes sense to use it! Getting back to lot 17; a couple of early offers were received within days of being listed, but considered too low by the bank. Time will tell as the ski season approaches and the bank watches the days on market increase , and periodically considers price reductions. See sales update further down in article.

Another Way to Determine Market Value?

Can you impute the value of a lot by homes that have sold? What is the relationship between a developed lot with a home and the price of the land it sits upon. Obviously the bank did not consider this method when they set the price. The most recent sale of a house in Santan Lakeside Estates was a bank owned 6,875 sq.ft. house on lot 2 that sold for $1,010,000 in November of 2009. If the cost of the lot as a percentage of the total property value including a house is 25% ( or use your own %), would a more realistic value of a lot be closer to $250K? As I mentioned, time will tell as banks are not like traditional sellers and they typically make price reductions to reach true market value instead of sitting on the property for an extended amount of time. Also keep in mind that lots were selling in Santan Lakeside Estates for approximately $215,000 in 2001, and around $280,000 in 2002. It will be interesting to see what this new bank owned property tells us about the market when it finally sells. Watch the property listings below to monitor the progress, the address is 7345 E. Lot 17 in Santan Lakeside Estate under contract in 2 weeks

After multiple offers lot 17 in Santan Lakeside Estate water ski community sold for $312,500. Close of escrow was March 27, 2010. This recent sale is a good indication of the value of a water ski lot in the Phoenix metro area. An appraiser recently called me regarding the valuation of a water ski lot in another Gilbert ski community. Much of our discussion centered around finding recent comparables, which is always a challenge for such a unique type of property.

Water Ski Lake Water Quality Level in Gilbert Az Ski Lake Communities

Phoenix area water ski homes and communities are attractive and unique because they offer residents an opportunity to enjoy water skiing and wakeboarding in their own backyard. When buyers are considering water ski homes for sale, they should understand the added cost and maintenance involved with maintaining a ski lake since it has to operate at a higher “full body contact” level. The maintenance and upkeep of the lake are extremely important and any neglect could cause health problems for those that use the lake. This ongoing task will most likely be contracted out to a company that specializes in monitoring and maintaining urban lakes including ski lakes.

Ongoing maintenance and testing for water ski lakes

County Health Department standards require weekly testing of ski lakes. Two important measurements are the PH level and bacteria count. The PH level must fall between 6.5 and 9.0. Bacteria count must not exceed 256/ 100 c.c.’s . These correspond to state requirements for surface water that you would find in any lake or reservoir. Ski lakes also have an advantage in that the water they use is well water or surface water instead of reclaimed water which is common to most residential lakes in Phoenix.

An often overlooked tool in maintaining the ecological balance in lakes is the use of fish which is preferable to the use of chemicals. In this case they are considered utility fish since they serve a specific utilitarian purpose instead of sport fishing. For example, Goldfish eat the larva that produce gnats and insects. And White Amur eat weeds at the bottom of a lake. Dyes are occasionally used in lakes to limit the sun and light penetration and therefore reduce algae growth.

In your quest for Phoenix lake communities that have waterfronthomes, any search would be incomplete if you didn’t consider the eight waterfront communities in Gilbert. I’m not counting subdivisions that have a community lake at the entrance or near the clubhouse. These are communities in which some of the homes are on waterfront lots. Specifically, these Gilbert waterfront lake communities are Val Vista Lakes, The Islands, Crystal Point, Santan Lakeside Estates, Playa del Rey, Lago Estancia, Stonebridge Estates, and Wind Drift.

Few think of lake communities in Phoenix Arizona

When home buyers think of Phoenix Arizona real estate, the last thing that comes to mind is a home on a lake. Admittedly, they are man made lakes. A common request is a waterfront lot on one of the reserviors around Phoenix on the Salt and Verde rivers. These do not have any private land, and are critical components of the watershed system managed by SRP. In fact they are also man made, starting with Roosevelt Dam and Lake in 1911.

Lake communities in Gilbert offer variety – Community Overview

Each lake community offers a dimension of variety to offset the perception that all Phoenix communities that tend to look the same.

Val Vista Lakes is one of the largest Gilbert waterfront communities in the east valley. The 900 acre development offers 24 residential subdivisions and one of the best community clubhouses and recreation centers in the valley. This amenity-rich community has repeatedly been awarded the Neighborhood of the Year Award by the Town of Gilbert. It is also home to Val Vista Lakes Elementary, conveniently located within the development. Residential options range from townhouses in Beach Club Village to luxury waterfront homes in gated West Lake Estates.

Stonebridge Lakes is made up of two subdivisions, Stonebridge Lakes Estates and Stonebridge Lakes Manor. Stonebridge Lakes Manor includes front yard landscaping as part of the HOA fee. This lake community features houses built mostly in the early 1990’s. It is located almost directly across from Freestone Park. The Gilbert Heritage Trail, a favorite jogging and riding path passes right by Stonebridge Lakes. Stonebridge Lakes also offers it’s residents the choice of two community pools.

Wind Drift has the fewest lakefront lots in it’s subdivision, approximately 50. Wind Drift is definitely in the middle of what’s happening in Gilbert. Gilbert High is almost directly across the street and Freestone Park is it’s neighbor to the north.

Gilbert’s Waterski Lake Communities

Unique to Gilbert are it’s water ski lake communities. Of the 6 in the valley, 3 are in Gilbert.

Playa del Rey Estates has the most waterfront ski lake properties of the three. There are approximately 130 homes in Playa del Rey and all have access to the lake. Shorter than a slalom ski lake, the length is around 1,150 ft. long with a island in the middle, perfect for family water skiing or wakeboarding.

Crystal Point Estates is the most established competition ski lake in Gilbert. 18 luxury homes surround the 2,250 ft. length lake. Crystal Point is a short 20 minute drive to the airport and convenient to many Gilbert amenities, yet secluded within the gated community which offers practically year round skiing and a lifestyle for those who love water skiing.

Santan Lakeside Estates is located in south Gilbert with luxury homes that enjoy a water ski lake at the foot of the San Tan mountains. The one acre lots at Santan Lakeside Estates provide 235 feet of lakeside waterfront. About half of the 20 lot subdivision is built out. Phoenix Water ski lake communities overview

Instead of focusing exclusively on one water ski lake community, let’s take a quick look at an overview of lakes that allow water skiing and wake boarding in the Phoenix valley. These are different from the majority of lake communities because the water has to be “full body contact” quality. The HOA may also require the owner to become a member of the AWSA and the community ski club. It may be the equivalent of taking a sleep aid pill, but read the CC&R’s so you’re not surprised when you learn you are required to carry $1,000,000 of comprehensive personal liability insurance related to the lake and the activities thereon.

Ski lake with the most waterfront ski lots – Playa del Rey Estates in Gilbert

The main ski and wakeboard lake has 35 waterfront lots. Home sizes range from 2,600 – 5,400 sq.ft. There are a total of 128 lots in Playa del Rey all of which have lake privileges. One advantage of Playa del Rey is the HOA fee is $185/month compared to a significantly higher monthly fee for longer slalom water ski lakes. Satellite view of Playa del Rey Estates. Plat map of the subdivision. Gilbert’s McQueen Park is directly south of the subdivision. The lake depth ranges from 4′ – 7′ so a hydrofoil (airchair) is not a wise water sport activity choice. Not as long as a tournament ski lake, the lake measures approximatley 1,170 feet in length and 350 feet wide with an island in the middle.

Slalom course water ski lakes in the Phoenix area

The remaining ski lakes are tournament slalom course lakes; three in the east valley and two in the west. Gilbert, which has more ski lake than any other city is home to Crystal Point Estates and Santan Lakeside Estates slalom course ski lakes. Buchli Lake, the original east valley ski lake is located in Queen Creek in Pinal county.

Crystal Point Estates has 20 lots with 18 luxury homes with 165′ of lakefront and 120′ deep. A water skier’s dream, the lake measure 2,250 feet long by 225′ wide with beaches designed to absorb the wake so it is calm and glass-like by the time you turn around for your next pass. Santan Lakeside Estates, located in south Gilbert, has 19 one acre lots nestled at the foot of the Santan mountains. Video of skiers at Santan Lakeside Estates. One acre lots currently are listed for $525K to $575K. Call me for details. Monthly HOA dues are currently $550/month. The community will host 2 AWSA events during 2009. The secluded setting next to the mountains with almost 1/2 mile of ideal waterskiing with lots averaging 230′ of lakefront led one visitor to comment that it was the nicest water ski lake they’d seen.

Buchli Lake is further to the east in the Queen Creek area of Pinal county. Satellite view of Buchli Lake. It is in a very rural setting, and has less than 10 lots on the lake. It was the original ski lake in the Phoenix area. Even with it’s remote setting, it will host 4 AWSA Western Region Tournament events in 2009.

Spring Mountain Ski Ranch is located on the west side of the Phoenix valley in Arlington, south of Buckeye. It is the newest water ski lake in the Phoenix area. Different from any east valley water ski lake is it has two slalom course lakes right next to each other. There are a total 22 one acre lots surrounding the two lakes. Here’s a visual tour of the community. The lakes are connected at the south end, making it easy to accomodate more than one skier in the community at any time. Lakeside Ski Village, located in Gila Bend is similar to Spring Mountain Ski Ranch with two ski lakes side by side. San Tan Lakeside waterski lot for sale

Currently the only lot for sale in Santan Lakeside Estates is lot 13 on the west side of the lake. The bank has already approved the price on this short sale, $600,000. Utilities are already at the property. San tan Lakeside Estates is quickly becoming the premier tournament waterski lake in the valley. Some of Gilbert’s most expensive homes are located in this waterski community. Two other homes are under construction, both on the east side of the lake.

Two homes are currently under construction in one of the two slalom waterski lakes in Gilbert. One of them is located on lot 1 of the lake and can be seen from Riggs Road. It should be as impressive as it’s 7,000 square foot neighbor to the south. The standard lot size is 237 ft. of lakefront property with a depth of 185 feet for homes in the subdivision.

How do schools near waterfront / lake communities rank?

The other day the Tribune featured an article that discussed the number of schools that attained each level of the Achievement Profile as reported by the Arizona Department of Educaton. That made me wonder how the schools that serve the Phoenix area waterfront homes and communities are ranked. I should have stopped at that point since that simple question led to hours worth of searching, copying, pasting and creating hyperlinks. The best way to answer the question was to go the Arizona Department of Education website and find the rankings for each elementary school and the corresponding community. The page School Report Card page is invaluable with the amount of information it contains. Unfortunately, 2007 is the last year for which it will be available. Starting in 2008, the format is greatly condensed and I believe does not have as much information. If you want to how the Jr. High and High Schools rank for a specific neighborhood, just e-mail or hopefully you’ll have visited the department’s website and learned how to use this useful tool. I’m also convinced that what follows is the most complete list of waterfront / lakefront homes and communities for the Phoenix area by city.

There’s a waterski lake in my backyard!

You’ll never see it as you’re driving on Riggs Road. There’s a gate and some attractive landscaping that is common to many custom home subdivisions in south Gilbert. What you many not know is that it hides a 13 acre waterski lake where 20 owners enjoy a slalom waterski course year round and enthusiats gather for regional waterski competition on the 2,200 ft. long lake known as Santan Lakeside Estates.

Most expensive luxury waterfront homes in Gilbert

As of this writing, the two most expensive homes for sale in Gilbert are listed in Santan Lakeside Estates, each with over 6,000 sq.ft. of living area. The asking prices are $2,800,000 and $2,995,000. Privacy and a private ski lake do come at a price and the monthly HOA is $550 /month.

Waterski competition events held at Santan Lakeside Estates

Timing is everything. One day I was driving on Riggs Rd. and noticed a banner advertising a competition in the subdivision, so I pulled in and was lucky again upon realizing I had my camera, which is becoming a standard piece of equipment. So you can get an idea of what goes on behind closed gates, make sure to see the video of Santan Lakeside Estates waterskiing.

San tan Lakeside Estates is truly a welcome anomaly in the desert and understandably surprising to many that Phoenix has waterski lakes that provide year round enjoyment for those with a passion for waterskiing and wakeboarding.
