Overview of Mesa Waterfront Property

Mesa has a variety of lake communities; ranging from newer waterfront condos in Superstition Lakes to active adult waterfront homes in Leisure World. Dobson Ranch is the largest lake community in Mesa located next to the Dobson Ranch municipal golf course. Dobson Ranch waterfront townhouses and condos can be found in developments such as The Landings, Water Works, and Lake Park Development.

Dobson Ranch is the largest with lake community in Mesa. As far back as 1886, Wilson Wesley Dobson established a large cattle ranch which was in the family for generations. Dobson Ranch, the first planned community in Mesa began in 1973. There are 8 artificial lakes that allow boating that are filled with Salt River Project surface water versus reclaimed water in other valley lake communities. Dobson Ranch also features a recreation center and community pools.

It would be a stretch to classify Water Works as a lake community but the water features in the middle of the complex do provide a soothing atmosphere to the condominiums. There are just over 200 condos that were built between 1982 and 1985, with either 1 or 2 bedroom floor plans. The development is located east of Dobson Rd. on Baseline in Mesa. The complex also features a community pool, and is just around the pool from the Dobson Ranch Golf Course.

One and Two Bedroom Condos

The one and two bedroom condos range in size from 768 square feet for a one bedroom to 1,190 sq.ft. for a 2 bedroom unit. The location of WaterWorks is extremely close to the US60 and the 101 freeway.

The 204 units in the complex surround the two water features and community pool in the center. Covered parking is located on the periphery of the complex.

The monthly HOA fee seemed higher than other complexes and I did notice some instances of deferred maintenance around the complex, unfortunately.

Lakefront Views at The Landings at Dobson Ranch Townhouses

The unique characteristic of this lake community is the high percentage of townhouses that have views of the water. Over 75% of the properties have a view from the back patio and bedrooms of the small canals that run north and south through the community. There is a combination of single and two story townhouses in The Landings.

Lakes or Water Features?

When compared to other lake communities the bodies of water in The Landings at Dobson Ranch are on the small side, but they do provide a welcome contrast to the typical desert landscaping. So maybe they should be looked upon as large and attractive water features. The Landings also has a community pool, besides the Dobson Ranch pools to which residents can enjoy.

Multiple HOA’s

This brings up an important issue regarding HOA’s. In large master planned communities that have a variety of housing, ie. single family homes and townhouses, it is common for the residents in a townhoue/condo community to pay for two HOAs. One for the master planned community such as Dobson Ranch and another for The Landings. This is also the case for other townhouse communities such as Harbour Village at The Lakes in Tempe and Crescent Falls in Fulton Ranch. Even if the listing does not indicate there are two HOA’s, it is wise to investiage this thoroughly before submitting an offer.

New Bridge Installed Over Tempe Town Lake Dam

One Oct. 18, 2011, the new Tempe Town Lake Pedestrian bridge opened, connecting the north and south shores of Tempe Town Lake. The bridge consists of 4 spans, each measuring 228 feet, weighing 165,000 lbs. The bridge protects the bladders of the dam from the sun and contains a built-in sprinkler system to cool the bladders when needed. This was the point of contention when one of the bladders failed on July 20, 2010, that the maintenance had been inadequate. The picture to the left was taken just days after the dam failed and sent over 750 million gallons of water down the Salt River. The lake was dry for 3 months before the dam was repaired and the lake refilled in October 2010.

Tempe Town Lake serves walkers, joggers and cyclists

The bridge cost $5.1 million with the majority coming from federal funds. It measures 12 feet wide and 34 feet high and is suspended by 32 cables. The Lakes in Tempe master planned community benefits from a strong sense of community, great proximity to freeways and Sky Harbor Airport, and many Tempe amenities. As the market has stabilized, the number of listings in 85283 has decreased significantly. On Feb, 1, 2011 the number of listings in 85283 was 130. Seven months later, on Sept. 1, 2011, the number of listings has dropped to 70! Almost a 50% reduction. This correlates with the month supply of inventory for 85283 which started at 5 months at the first of 2011 and 8 months later has dropped to 2 months supply.
