Gilbert Lake Community in The Islands

Coral Point - The Falls waterfrontThe Falls in The Islands is a gated community on the center lake.  The tax records show the name of the community as Coral Point but the marquee at the entrance to the subdivision shows The Falls.  The Falls is a more appropriate name since there are three small man made islands with waterfalls that make you feel like you’re living on a tropical island. The majority of the 101 homes in The Falls back  to these water features or have waterfront lots on the center lake.

How can there be waterfront homes  in a desert?  Not too far into the conversation, the question will be “Is waterfront property more expensive than non-waterfront property?”  The easy answer is “yes, of course” since there is less of it.  Where it gets more complicated is the question, “How much more expensive is a waterfront home?” My answer has always been, “well, it depends”.  I thought it was about time to put some numbers to it. Not all Phoenix waterfront property is created the same.  Some residential lakes provide ample room for pontoon boats and kayaks, while others have been characterized merely as canals. So do all lake subdivisions allow boating? Do some lakes allow fishing while others do not? And what about the water quality, do all lakes receive water from the same source?
