When a home doesn’t sell it can be attributed to one or more factors.  Some homes sell in a matter of hours while others languish on the market for months or years and may never sell.  Obviously there is a reason why a house doesn’t sell which leads to speculation about what went wrong.  Is it because of the price, the exposure and marketing, the condition, staging or lack of, the time of the year, access to the property, reluctance to make repairs, etc?  The list seems endless.  What I’ve noticed after helping both buyers and sellers are common threads about why homes don’t sell. As of Nov. 2015 approximately 2.5% of the homes for sale offer either leased or owned solar systems.  And understanding the difference in th resale market of leased vs. owned solar panels is extremely critical.

The recent string of Monsoon storms has demonstrated the power of mother nature and the destructive effects of high winds that accompany those storms. The result of the Monsoon storm that came through Phoenix on the last day of August left over 55,000 residents without power, closed highways, and snapped power lines. Over an inch of rain fell in some parts of the valley.  Rain in Phoenix is always welcome, but this  came at a price.  A common site in many valley neighborhoods was fallen trees. If one of these trees falls on a wall, who is responsible to repair the wall?

Phoenix Real Estate Statistics: Average vs. Median Home Prices

Obviously,  he was aware how data can be manipulated, misleading and  needs to be understood in the proper context.  In real estate, we deal with statistics on a daily basis.  In an effort to understand trends, we encounter the terms “average sales price” and “median sales price”.  Both of them use the same set of data. Its just how you look at the data so it is useful to understand the difference between the two terms.
