Chandler has more lake communities than any city in the Phoenix valley. And of the Chandler waterfront subdivisions, Pinelake Estates is one of the newer lake commmunities next to Fulton Ranch. If boating on the lake is important, Pinelake Estates should be on your list. Homes in the community were built by Schuler, Shea, Trend, and DR Horton between 2002 to 2005.
McQueen Lakes is located 3 miles south of the 202 freeway on McQueen Road in Chandler. This lake subdivision has 90 homesites with 20 that can be considered waterfront. The lake is the first thing you see when you enter from McQueen Rd. Most of the homes were built in 2005 by Trend Homes which unfortunately was at the height of the Phoenix real estate bubble. Because of the this situation many of the current sales are lender owned or short sales. Continue reading “McQueen Lakes homes offer waterfront views”
If you count the individual Chandler waterfront communities, you’ll easily be in excess of 25 Chandler lake communities. Many of them are part of the overall Ocotillo Community Association. Many of these are well know Ocotillo lake communities such as Balboa Point, Embarcadero, Cantabria Shores, Bridges at Ocotillo The Vista at Ocotillo, The Penisula, and Crown Point. This post will give anyone interested in Chandler waterfront homes a good overview of the available options.
If you are looking for a place for a family picnic or to just hang out, the Veterans Oasis Park that sits on 113 acres may be your answer. There are over 4 miles of biking and hiking trails, ramadas and picnic areas, and equestrian trails. Among the many activities, the 5 acre urban fishing lake is stocked with trout, bluegill, catfish, large mouth bass and other types of fish, is next to the Environmental Education Center. Arizona’s Urban Fishing Program is nationally recognized as one of the best in the nation. Another feature of the park is the 78 acres of wetlands, riparian, and ground water recharge basins. You’ll also feel safe because a Chandler Police Substation also shares the a portion of the 113 acre park.
Market analysis & trends of waterfront homes
Now that we’ve finished up with the 1st quarter of 2009, it is a good opportunity to review what transpired during the first 90 days of 2009 for waterfront homes for the southeast valley, including Chandler, Gilbert, Tempe, Sun Lakes, and the Ahwatukee Foothills. The data is from the Arizona Regional MLS for waterfront property. I used waterfront information for the 1st quater 2008 , 4th quarter 2008, and 1st quarter 2009. I only used sales of single family homes.
Lagos Vistoso in Chandler has over 170 Waterfront Homes
Lagos Vistoso, one of the newer waterfront communities in the east valley, was built by Pulte Homes between 2003 and 2005. With over 170 waterfront lots, the community has a high ratio of waterfront homes to total community homes at approximately 40%. Lagos Vistoso homes range in size from 1,300 sq.ft to over 3,100, and surround 13 separate bodies of water. The 202 Santan freeway is 4.5 miles to the north, and the Chandler Fashion Square Mall is less than 9 miles away.
Those who appreciate homes on larger lots and enhanced curb appeal with a great selection of single story and two story luxury waterfront homes must add Pinelake Estates to their itinerary. It is complemented by the Chandler city park that creates a gathering place where families can enjoy the playground, volleyball and basketball court.
Hamilton High School is less than a mile way and the 202 freeway is just 3 miles to the north. You won’t have to venture far with the recent addition of retail shopping at the intersection of Arizona Ave. and Ocotillo. The ever popular Chandler Fashion Center is a quick 7 miles away. The south Chandler area has become home to many high tech semi conductor companies including Intel which are major employers in the Phoenix area. Again proximity to work with a 3 mile commute from Pinelake Estates to Intel is extremely enticing.
