Embarcadero is one of Chandler’s luxury waterfront neighborhoods located right across from the Ocotillo Golf Resort. This gated luxury community is made up of 66 single level TW Lewis luxury homes that were built between 2002 – 2003, many with basements. Single level homes on large lots between 1/3 to over 1/2 an acre with 38 of the 66 homes being waterfront property create a relaxed and serene setting for Embarcadero residents. Many Embarcadero homes also have basements. In between, the other Fulton communities include Aegean Cove, Mediterranean, Gallery, and Caribbean that occupy over 520 acres in south Chandler. Students in Fulton Ranch attend Ira A. Fulton elementary, Bogle Jr. High, and Hamilton High School in the highly rated Chandler school district. The property that is now Fulton Ranch was once owned by the Goodyear Tire and Rubber Company which raised cotton for the fiber necessary for tires. Fulton Ranch is also close to the many semi-conductor industries such as Intel, Microchip Technology, and Freescale Semiconductor which collectively employ over 12,000 workers in the Chandler area.

Lagos Vistoso in Chandler has over 170 Waterfront Homes
Lagos Vistoso, one of the newer waterfront communities in the east valley, was built by Pulte Homes between 2003 and 2005. With over 170 waterfront lots, the community has a high ratio of waterfront homes to total community homes at approximately 40%. Lagos Vistoso homes range in size from 1,300 sq.ft to over 3,100, and surround 13 separate bodies of water. The 202 Santan freeway is 4.5 miles to the north, and the Chandler Fashion Square Mall is less than 9 miles away.
Waterfront home incremental market value
I received a call from another agent asking what the incremental market value was of a waterfront or lakefront home versus a similar home not on the water. In many of the tax records, it discloses a premium paid by the original owners. The initial lot premium for a waterfront lot charged by builders in The Islands and Ocotillo Lakes might range from $30,000 – $45,000, which represented more than 10% of the initial home cost. While the builder was able to charge a premium for the lakefront lot, it would be interesting to know how the resale market values a waterfront home.

For over a decade, the Ocotillo Lakes area in Chandler has been home to some of the most cherished Chandler subdivsions and waterfront homes. The south Chandler area has become home to many high tech semi conductor companies including Intel which are major employers in the Phoenix area. Again proximity to work with a 3 mile commute from Pinelake Estates to Intel is extremely enticing.
