View of both lake Lakeside ski villagePhoenix area water ski homes and communities are attractive and unique because they offer residents an opportunity to enjoy water skiing and wakeboarding in their own backyard.  When buyers are considering water ski homes for sale, they should understand the added cost and maintenance involved with maintaining a ski lake since it has to operate at a higher “full body contact” level.  The maintenance and upkeep of the lake are extremely important and any neglect could cause health problems for those that use the lake.  This ongoing task will  most likely be contracted out to a company that specializes in monitoring and maintaining urban lakes including ski lakes.

Chandler Monthly Sale  $per sq.ftI heard a saying that accurately describes our current media.   It is credited to Mark Twain,  “If you don’t read the newspaper, you’re uninformed.   If you read the newspaper, you’re mis-informed”. I guess the more things change the more they stay the same! This description also applies to those  5 second sound bites regarding real estate in Arizona.   I feel more comfortable when I can see the data and draw my own conclusions.  It is an oft used phrase but all real estate is local so what applies to the country does not necessarily apply to our corner of the state.   Here’s a local look at two desirable cities in the Phoenix area, Gilbert and Chandler.

Phoenix Real Estate Buyers Market?

Days On Market by Price Range and Pending Sales for Phoenix Real Estate

The media continues to publish at every chance the woes of the housing industry; mortgage meltdown, rising foreclosures, negative equity and short sales, builders declaring bankruptcy, rising unemployment, etc.  These are valid concerns and I see them taking their toll everyday.  But somedays, it doesn’t feel like it.  Especially when there multiple offers on short sale after just three days!  Or competing with 9 other offers for a lender owned property that has been on the market for a week.  It feels like 2005 again. But the typical buyer response is “But it’s a buyers market.” Or ” I just read that home prices are still going down!”  I believe that the Phoenix metropolitan area median price will continue to trend downward this year, but remember it is the median calculation for an extremely large market covering many sub-markets and price ranges.  Real estate is local and cannot be lumped into one all inclusive headline as the media loves to do. So let’s break it down by price range and cities.

I received a call from another agent asking what the incremental market value was of a waterfront or lakefront home versus a similar home not on the water.  In many of the tax records, it discloses a premium paid by the original owners. The initial lot premium for a waterfront lot charged by builders in The Islands and Ocotillo Lakes might range from $30,000 – $45,000, which represented more than 10% of the initial home cost. While the builder was able to charge a premium for the lakefront lot, it would be interesting  to know how  the resale market values a waterfront home.

If you’re driving south on McQueen Rd between Guadalupe and Elliot, you could easily miss one of Gilbert’s most amenity rich parks, McQueen Park.  With only 500 ft of street frontage on the east side of the street, you will not see the 27,000 sq.ft actiivty center with a 2 acre lake or the sand volleyball courts or tennis courts or soccer fields and ramadas and barqueques. The total complex, park and activity center, covers approximately 40 acres.

Gilbert Waterfront Homes at The Islands Lake Community

The Islands: Lake community in Gilbert       

The Islands,  a master planned lake and waterfront community with over 400 waterfront homes, is one of Gilbert’s most established lake subdivisions.  Homes in The Islands range from townhouses to custom homes, built mostly between 1987 and 1995, and range in square footage from 1,300 to over 4,800 square feet.  It also has a large waterfront park with walking trails, basketball court, sand volleyball, covered children’s play area and community center.

Within The Islands are individual communities or subdivisions such as Seawynds, Trade Winds, Windhaven, Coral Point, The Shores, Harbor Point, Key Harbor, Tres Vistas and Catalina Bay.   Lakefront residents take advantage of the many long stretches of water measuring over 1/2 mile in length with an evening boat ride.  Internal combustion motors are not allowed.

Gilbert Waterfront Ski Homes

Playa del Rey Estates, one of the Phoenix area waterski communities has more ski lake homes than any other subdivision in Arizona.  With the recent completion of homes on the last two remaining lots, there are 34 waterfront homes on the ski lake.  Instead of traveling 45 minutes to Canyon Lake or Saguaro Lake to waterski, you can walk out your back door and be skiing in the time needed to hook up your boat to the SUV.  The entire subdivision has 125 homes which enjoy ski privileges on the lake via a community boat ramp for those not on the lake.

Rankings of Phoenix Waterfront Homes and Communities Schools

How do schools near waterfront / lake communities rank?

The other day the Tribune featured an article that discussed the number of schools that attained each level of the Achievement Profile as reported by the Arizona Department of Educaton. That made me wonder how the schools that serve the Phoenix area waterfront homes and communities are ranked.  I should have stopped at that point since that simple question led to hours worth of searching, copying, pasting and creating hyperlinks.  The best way to answer the question was to go the Arizona Department of Education website and find the rankings for each elementary school and the corresponding community.  The page School Report Card page is invaluable with the amount of information it contains. Unfortunately, 2007 is the last year for which it will be available.  Starting in 2008, the format is greatly condensed and I believe does not have as much information.  If you want to how the Jr. High and High Schools rank for a specific neighborhood, just e-mail or hopefully you’ll have visited the department’s website and learned how to use this useful tool.  I’m also convinced that what follows is the most complete list of waterfront / lakefront homes and communities for the Phoenix area by city.
