There are all kinds of fraud in our society today. Another one to be added to the list is title fraud. Unfortunately, it can be done without a property owner even knowing that it has taken place. Also disturing is the fact that many victims of this crime know the perpetrator. Within the last 12 months, Pinal County has implemented a system that can alert property owners of potential title fraud against their property.
Pinal County Recording Notification Service
This year the Pinal county recorder launched a system that will notify property owners when a document with their name is recorded with the county. This can be an easy way to monitor recorded documents for a any property owner. Many companies willingly charge for the same service.
Protect Your Property From Title Fraud
The Pinal county recorder’s office recording notification system does require a property owner to subscribe to the system. The subscriber’s name should correspond to the name of the property owner on the document. After the subscription the propety owner will be notified by email when any document is recorded with the subscriber’s name.
Even if you do not live in Pinal or Maricopa counties which both have these systems in place, check your county because SB 1110 is a recently passed law that requires Arizona county recorder offices to have a system in place no later than January 2025. Currently Maricopa, Pinal, Yavapai, and Pima counties have this notification system in place. Obviously, it is only a matter of time before all counties have this functionality. It only takes a couple of minutes to subscibe, so it’s worth the time and effort.
