Most waterfront homes in the Phoenix area are single-family residences, but buyers should not overlook waterfront and waterview condos and townhouses. These attached-home communities can deliver beautiful lake views, resort-style amenities and a convenient lock-and-leave lifestyle, often with less exterior maintenance.

They also come with details that can affect financing, insurance costs and future resale. Before buying, it is important to understand not only where these properties are located, but also what you legally own and what responsibilities belong to the homeowners association.

Where to Find Waterfront Condos and Townhouses in Metro Phoenix

Chandler offers several waterfront or waterview condominium communities, especially around Ocotillo and Andersen Springs. Options include Cays at Downtown Ocotillo, Cantabria Shores, Bridges at Ocotillo and Lakeshore at Andersen Springs. In Fulton Ranch, Crescent Falls offers waterview townhouses in a polished master-planned setting.

Gilbert’s best-known lake communities, The Islands and Val Vista Lakes, feature more waterfront townhouses than waterfront condominiums. Coral Pointe, Cove at The Islands and Coral Reef include waterfront townhomes with boating access. Breckenridge Bay in Val Vista Lakes is close to the community clubhouse, pools and tennis facilities.

For luxury condo living, Tempe Town Lake is the natural starting point. Edgewater and Bridgeview at Hayden Ferry Lakeside offer private balconies, underground parking and community amenities near the lake. North Shore Condominiums sits along the north side of Tempe Town Lake. Farther south, The Lakes includes true waterfront townhouse communities such as Village Landing and The Lakes, along with waterview condominiums at Harbour Village, Runaway Point and Sand Castle.

Scottsdale Ranch has one of the Valley’s largest selections of waterfront and waterview attached homes. Communities include Scottsdale Bay Club, Las Brisas, Charter Point, Mountainview Lake Estates, Heritage Village, Las Palomas and Palm Cove. Condo or Townhouse The Legal Difference Matters

A property can look like a townhouse but legally be a condominium. Architecture does not determine the ownership type; the recorded documents and legal description do. In a condominium, the owner generally owns the unit within boundaries defined by the condominium declaration, while common elements are jointly owned and maintained through the association. With a fee-simple townhouse, the owner typically owns the structure and the land beneath it.

That distinction affects financing, insurance and maintenance obligations. Confirm the legal property type early rather than relying on appearance or an MLS label.

Financing and Condo Warrantability

A fee-simple townhouse is generally financed much like a single-family home. The lender focuses primarily on the buyer’s income, credit, assets and debt obligations, although the property and HOA still matter.

For a condominium, the lender evaluates both the buyer and the condominium project. A warrantable project meets applicable conventional lending requirements, including standards involving insurance, finances, deferred maintenance, litigation and other project risks. If a project is non-warrantable, buyers may face fewer participating lenders, a larger down payment or higher borrowing costs.

Project eligibility can also change. Financial problems, inadequate insurance, major deferred maintenance or litigation may reduce future financing options and shrink the resale buyer pool. Ask your lender to review the project as early as possible. FHA and VA financing may also require project-specific eligibility or an allowable approval process.

Waterfront Buyer Checklist

Confirm whether the property is legally a condominium or fee-simple townhouse.

*Have the lender investigate condo-project eligibility and warrantability early.

*Review the HOA master insurance policy, deductibles and coverage boundaries.

*Ask an insurance agent whether an HO-6, HO-3 or other policy is appropriate.

*Verify HOA fees, reserves, assessments, litigation and major repair plans.

*Confirm boating, dock, lake-use and rental rules that matter to your lifestyle.

Phoenix waterfront condos and townhouses offer a lifestyle that is difficult to duplicate elsewhere in the Valley. The view may attract you first, but careful review of financing, insurance and HOA responsibilities can protect both your enjoyment and your investment.
